Default Has anyone been to the new ZuZu's?

4000ft2 in the center of Highland Park has to run 10-15k per month. Would have to do 100k/wk in Tea sales to make any money there. Guess he planning on other events and retail in the future. The whole thing seems nice but a massive money suck.

WGN nice interview here. Bill seems to respect this guy and he asks some reasonable question.

Holy moly, Bill's Estate is massive and larger than about everything in Highland Park including Public Parks, Synagogs, etc. He actually owns the house in front too that is surrounded by his property. He;'s getting a great deal on taxes as well, valued at 2,5m. Looks like actual value is close to 15m.

He mentioned in the past he lost big amounts of money to the old ZuZu's location. I cannot imagine it has gotten any better with an even bigger location which opened during a national pandemic.

I was in a mansion of comparable size once on a weeklong packing job as part of a relocation. That was in a suburb of Minneapolis, and it was valued at 4.5 million.

I'd be absolutely astounded if a comparable property in Highland Park wasn't worth more than that. Plus it's on the fucking lake.

Yeah, he has a good tax guy or friend in city council or whatever.

yes us hardcore true fans have known this for ages and regularly camp outside his house to smoke weed, play Mayonaise badly over and over again on acoustic guitars, go through his bins and loudly applaud whenever we see or hear any movement in or around the house.

Tax assessed values is nearly always a joke compared to market value. The assessed value of my house is anywhere from 33%-50% of its actual appraised value. It has nothing to do with knowing someone it's just the way it's done. Local government nationwide is basically full of real estate investors so shit like this is just the way things work.

Maybe that's just how it's done in Illinois. 33%?? I know the goal is to get the tax value down, but that's, like, extreme. Well good job!
