Yeah, I honestly had no idea there was anywhere left in the U.S. with such low housing prices. I was completely serious when I said a house of that size would be about $400,000 here in the DC area.

awesome! 83,000 omg that's a lot of house for that kinda money. it looks nice.

did you check the roof, and the heating system, the plumbing, etc. passed inspections right?

the people in foreclose do not have any leans right? you dont want that.

there's no oil leaking in the ground. the foundation isn't about to fall apart?

the window are okk, adn there is no bug problem?

there's no basesment right becuase fl houses dont have a basement right?

the tax value is 118 and they will sell it for 83 that sounds like a real good one.

the housing market sucks right now but maybe in a few years you can move out of it and get a better one with all the $$$ you make. or you can rent that one and get another one and make $$.

carpets are no big thing. you rip thme out and put in a new one. would be nice if the floors were wood underneth. then you could leave um wood. which i perfer. but in FL do they do wood floors? i thought it was mostly tile and bamboo or something

My house in fl is worth roughly 430K, even after the housing plummet, it's also 4br... no stairs.
A house like that in rural Louisiana would be like 50k (at least where I lived)

it's a good deal, fix it up a bit. congrats.

i don't know about it being only $50K reprise, (at least not at this point in time). i live in rural louisiana, and we bought our 2br house for $70k. We actually got a really great deal because it was really well maintained and in a good neighborhood, in addition to having a huge backyard, storage shed, deck, new plumbing, new heating/air, garage, stone countertops... I was shocked that it was so low; I would've expected to pay at least $100K for it. Part of my job includes making real estate ads for the paper every friday, so I know what most homes in this area go for. A house like the one she's found would probably be around $150K or so around here. Still pretty inexpensive compared to the rest of the world; the deal she's getting is incredible.

My mom bought a 900 square foot ranch style house with 2 bedrooms, 2 baths for $97,000 in 2000.

My cousin bought a much nicer 1896 square foot old style house with 3 bedrooms, 2 baths for $90,000 in 2004. (Actually currently selling again now, listed at $107,000)

Anyways, they're 6 miles away from each other. The school district/neighborhood where we moved is a lot better/safer. Just make sure you don't move into a bad neighborhood if you aren't willing to move later.

5% is fine, you only have to worry about your value going down if you plan on selling it anytime soon, if not who gives a shit what kind of equity you have unless you are trying to avoid paying insurance, then you would need 20%. looks like a great find, a great deal, and with some work probably would be a pretty badass house, wish i could find something like that in ATX

I believe I said earlier I lived in DFW.

The bank requires (and pays) for the inspection. We're doing a no fee mortgage which includes the bank paying for the inspection and closing costs.

I think you may have found a good deal. I was going to come into this thread and tell you not to buy a house if your life depended on it - but I think this specific instance might be good for you. Just be wise as was advised earlier and put some equity into it - you will find yourself on the margin if you don't.

the house is definitely cute and there is so much that can be done with it. good call on finding a house with tons of green in the front yard. it'll help during the summer to keep the house comfortable.
